Rental yield is the annual rental income divided by the property price, expressed as a percentage. We estimate market rent based on locality averages in our database.
We use locality-specific historical appreciation rates from our ResalePricing data. Where data is limited, we default to a conservative 5–7% per annum.
EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is loan amount (price minus down payment), r is the monthly interest rate, and n is the tenure in months.
